Asset Registers
Many opportunities to add value depend upon compiling a detailed asset register. The level of detail required will be determined by the future plans for the property taking into account:

  • Expected duration of ownership
  • Planned future capital expenditure
  • Age and condition of existing building
  • Cost of producing the register versus the potential to add value

Basic register
The simplest form of asset register is the depreciation schedule which groups assets based on legislative provisions. This enables a small range of add on services including reinstatement cost assessments and basic asset analysis.

Summary register
A detailed asset register identifies individual assets enabling the provision of a wider range of services. The fundamental difference between the basic and detailed asset registers is that both depreciating and general building assets are identified separately in the detailed version.

Full register
A full asset register is the most useful service where property is to be held in a portfolio and analysed for an extended period of time. For example, each asset can be identified and monitored by location, by department or by ownership. It enables condition audits and capital expenditure forecasts to be easily added to the data. The initial cost will reap savings over time as maintenance costs are reduced and management processes are streamlined.
